Lachlan and Steven are indeed right, Jeff. All you have to do is peruse this forum to see that most of us have plans or are actually in the process of doing things to our airplanes. I won't mention names, but some of us are having our seats reupolstered and recovered, others are installing engine monitors, some are putting in new avionics or radios, etc., etc. I guess kind of like beauty, the perfect airplane is in the eyes of the beholder.

I know from your most recent post you are just looking for serviceable, not perfect. Probably the biggest problem with finding one like that is the folks who are flying regularly and have airplanes that are kept in good shape probably still enjoy flying and don't really want to sell unless they are moving to a different airplane. The prices right now have brought a lot of hangar queens on the market, and you being careful and patient is exactly what you should be doing. There are a few good ones around. Ken just found one in Texas a few months ago and Amy moved to a faster airplane and sold hers. Hang in there and if you hear of one you like, jump on the forum here and let folks know. A lot of times, one of us will be pretty close by and can at least let you know if we know the airplane or owner, and maybe put eyeballs on it.
I don't know your budget, but there is an outstanding example of a 152 that will probably be on the market fairly soon. Hang in there.
